Across the country, the housing market is beginning to stabilize. While mortgage rates continue to fluctuate, most experts predict a modest decline through the second half of the year. This is encouraging news for buyers who have been waiting for more favorable conditions.

Locally, the sentiment in the market has changed a bit in the first half of this year.  Most would say they feel it has become more of a “buyer’s market.”  Buyers have been writing more aggressive offers and have shown patience in pursuing a home if the seller is priced above recent sales. Prices have fluctuated each month for the first half of this year, but overall has remained pretty steady with the median price through May being $480,000, up front $475,000 to start the year.  The amount of Days on Market has stayed pretty steady so far this year as well hovering around 40 days on average from listing date to offer acceptance date.  

Inventory has increased, providing buyers with more options.  In light of this, sellers need to be mindful to price their homes correctly in line with market comparables.  Sellers who push the list price have been and will continue to sit on the market. 


Inspirada Spotlight: Local Trends & Community Pulse

The Inspirada housing market is experiencing a slight cooling after months of elevated activity, opening new possibilities for buyers while maintaining value for sellers.

The median closed price dipped from $615,000 to $602,944. While days on market held steady, the number of active listings jumped from 66 to 81. The number of homes sold over the past six months edged down from 89 to 88.

These shifts suggest a more balanced environment. Buyers may find a bit more negotiating power, and sellers should focus on strategic pricing and presentation to stand out. With more inventory available and stable buyer interest, Inspirada remains a highly desirable community for those seeking both lifestyle and location.
